A Kansas City summer is not just hot, it is hot, humid, and prone to throwing a violent thunderstorm at your house with about twenty minutes notice. That combination puts specific stress on a home. Here is how to stay ahead of it so summer is something you enjoy instead of something you repair.
Keep the AC happy
- Replace filters monthly in peak season. When the system runs all day, a clogged filter chokes airflow, spikes your bill, and can freeze the coil.
- Clear the condensate drain line. A clogged line is one of the most common summer calls in KC. It backs up and leaks, sometimes through a ceiling. Clearing it is a quick handyman job.
- Keep the outdoor unit clear of grass clippings, leaves, and debris so it can breathe. Full AC repair and refrigerant work is a licensed HVAC tech, but filters, drain lines, and airflow are squarely my HVAC filters and checkups lane.
Manage the humidity
- Make sure bathroom exhaust fans actually work and vent outside. KC humidity plus a dead fan equals mold.
- Run a dehumidifier in the basement to keep things dry and mold free through the muggy stretch.
- Set ceiling fans counterclockwise for the cooling downdraft that makes a room feel a few degrees cooler.
Deal with the storms
- Inspect after the big thunderstorms. Loose siding, shingles, fence panels, and gutters all take hits. Catching it early keeps a loose panel from becoming a missing one.
- Check exterior faucets and irrigation for leaks now that everything is running hard.
Use the dry weather
- Touch up exterior paint and caulk while it is dry enough to cure properly.
- Repair and re seal the deck and patio before peak use so it holds up to the sun and the cookouts.
If your AC is dripping water somewhere it should not, do not panic and do not ignore it. In KC it is almost always a clogged condensate drain, which is a fast, cheap clear. Catch it before it stains a ceiling and the fix stays cheap.
