The plumbing that keeps water where it belongs.
Faucets, toilets, valves, supply lines, slow drains, garbage disposals, and fresh caulk. The everyday plumbing a handyman can do, done without flooding your kitchen.
The honest scope
A huge share of household plumbing does not need a permit or a licensed plumber, and it is exactly the stuff that goes wrong most. That is my lane, and after 30 years I have fixed every version of it. New lines, repipes, gas, or anything to code goes to a licensed plumber, and I will tell you which camp your job is in for free.
Faucet & Fixture Swaps
Kitchen and bath faucets, sprayers, and fixtures swapped clean, with new supply lines so it does not drip the day after.
Toilet Repairs
Running and leaking toilets fixed, fill valves and flappers replaced, and toilets reset on a fresh wax ring so there is no rocking and no leak at the base.
Valves, Supply Lines & P-Traps
Corroded shut-off valves, supply lines, and P-traps replaced before they fail at the worst possible moment.
Drain Clearing
Slow and clogged bathtub, shower, and sink drains snaked and flowing again. Recurring main line clogs I will flag for a licensed pro.
Garbage Disposals
New disposals installed or old ones swapped out and plumbed clean under the sink.
Re-Caulking
Sinks and tubs re-caulked so water stays out of your walls and floors instead of quietly rotting them.
Where I stop and a specialist starts
New water lines, repipes, sewer and main line work, water heater replacement, gas, and anything requiring a permit or inspection is licensed plumber territory. I will say so plainly and point you to someone good rather than guess on your dime.
